Flat and low-slope roofs fail differently than pitched shingle roofs — ponding water, seam separation, and membrane punctures need specialized diagnosis.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Every Flat Roof Repair technician carries current Salyer, CA licensing for commercial roofing work.
We coordinate timing to reduce impact on tenants or foot traffic wherever possible.
Membrane type and repair scope are itemized separately in every Flat Roof Repair estimate.
Hot-air welders and seam probes come standard for TPO and EPDM Flat Roof Repair work.
Most Salyer flat roof issues combine two or three of these elements, which is why a full inspection matters.
TPO seam separation gets properly heat-welded, not just caulked over as a temporary fix.
EPDM punctures and seam failures are patched with compatible materials, not a mismatched quick fix.
Standing water that doesn't drain within 48 hours accelerates membrane breakdown and needs a drainage fix, not just a patch.
We assess whether a modified bitumen repair needs a patch or a full section replacement.
Clogged or damaged drains are a leading cause of Salyer flat roof ponding and membrane stress.
Rooftop HVAC units and their curbs are a frequent source of Salyer commercial roof leaks that general roofers often overlook.
We start by discussing the issue — ponding, active leak, or visible membrane damage.
On-site assessment identifies the membrane type and the actual cause of the issue.
You receive a written estimate covering membrane repair or drainage correction before work begins.
Repairs are completed using membrane-appropriate technique, then tested before we consider the job done.
